Brookhaven yards: what we plan around

Brookhaven is a city of smaller lots. Neighborhoods like Ashford Park, Drew Valley and Brookhaven Fields were built mostly in the 1940s through the 1960s, with brick ranch houses on lots of about a fifth to half an acre. Many have been torn down and replaced with much larger homes. That leaves less yard, more roof and driveway, and a lot more water heading for the back of the lot.

Peachtree Creek and Nancy Creek and their branches run through the city, and plenty of back yards end at a creek bank. Murphey Candler Park and its lake, Silver Lake and the Ashford Forest Preserve add to the tree cover. The soil is red clay, so rain soaks in slowly and wet spots linger.

  • Historic Brookhaven is on the National Register of Historic Places, but we found no local design review district there. HOA or neighborhood covenants may still apply.
  • Retaining walls over 4 feet need a building permit and an engineered design.

Our yard backs onto a creek. Can we put a patio there?

Brookhaven protects 75 feet from the edge of streams, and patios, decks and walkways in that zone need a variance from the city. Often the better answer is to build the patio closer to the house and use native planting near the creek.

We have a new infill house and the yard floods. Can you help?
