Vinings yards: what we plan around
Vinings sits on the hills between I-285 and the Chattahoochee, around Mount Wilkinson. It’s noticeably steeper than the suburbs around it, and much of it lies within the river corridor. Rottenwood Creek and Nickajack Creek drain toward the river. Older estate homes on wooded lots of half an acre to two acres sit near newer subdivisions, townhomes and condos along Paces Ferry Road and the Cumberland area.
On a steep lot, water is the main problem. Rain runs downhill fast over clay, cutting gullies and piling up against anything in its path. Walls and patios need drainage built in from the start.

Permits and rules in Vinings
- Vinings isn’t a city, so permits come from Cobb County Community Development, including land disturbance review for larger grading jobs.
- Cobb County’s tree ordinance mainly covers development and land-disturbing projects. Ordinary tree removal on a single-family lot generally doesn’t need a county permit, but trees in stream buffers or the river corridor do get reviewed.
- Lots within 2,000 feet of the Chattahoochee fall under the Metropolitan River Protection Act. The Atlanta Regional Commission reviews land disturbance there, and there are limits on clearing and impervious surfaces. Even cutting trees over 2 inches in diameter can need review.
- Retaining walls 4 feet or less with no extra load are exempt from a building permit. Taller walls need one, with a design sealed by an engineer.
