And along the southern edge, lots sit on bluffs above the Chattahoochee.

  • The roughly 640-acre Roswell Historic District requires a Certificate of Appropriateness for exterior changes, including changes to landscape and site features. The city asks applicants to meet with staff first.
  • Lots within 2,000 feet of the Chattahoochee fall under the Metropolitan River Protection Act. Clearing and paving are limited, and cutting trees over 2 inches in diameter can need review.
  • Retaining walls over 4 feet need a building permit and a design by a qualified engineer.
