Buckhead yards: what we plan around
Buckhead is the City of Atlanta’s northern end, and it’s hillier and greener than most people expect. Nancy Creek and Peachtree Creek and their branches cut through the neighborhoods, so many lots slope down to a stream at the back. Streets like those around Mount Paran and the Northside Drive corridor have steep, wooded lots. Big oaks, hickories and poplars shade much of the area.
The houses range widely. There are 1920s to 1950s homes in Garden Hills, Peachtree Heights and Brookwood Hills, many rebuilt and expanded, and large newer estates on multi-acre lots in Tuxedo Park and along West Paces Ferry. A new house often leaves behind a yard that was graded in a hurry, with water running toward the foundation and slopes that wash out.

City of Atlanta rules in Buckhead
Buckhead follows City of Atlanta rules, which are some of the more involved in the metro:
- Removing most healthy trees on private property takes a permit from the city’s Arborist Division, plus replacement trees or fees. The ordinance was rewritten and the new version took effect January 1, 2026.
- The city keeps a 75-foot buffer on each side of most streams. Patios, walls and grading inside it need approval from the city.
- Lots near the Chattahoochee on Buckhead’s northwest side fall under the Metropolitan River Protection Act, which limits clearing and paving within 2,000 feet of the river.
- Some areas, such as Brookwood Hills, are city-designated districts where visible changes like fences and front walls may need review.
- Retaining walls over 4 feet need a permit and an engineered design. Some simpler work, like many fences, can go through the city’s quicker express permits.
